Need to waive an application fee or offer a promotional rate? You can now create discount codes in BoomScreen and share them with prospective tenants. Choose a percentage discount (e.g., 20% off), set a flat reduction (e.g., $20 off), or waive the fee entirely to offer a free application. You can also offer a one-time discount on an application.

To set up a discount code, navigate to Screening settings → click on the Discounts tab → click Create discount → set the discount code, type, and rate → select the templates to apply it to → set the date range that the discount will be valid for → click Create discount.

Need to resend an opt-in or opt-out link to a renter? You can now copy the link or resend the email directly from their profile in the Rent reporting tab. This ensures renters don’t miss important communications—and helps drive higher opt-in rates.

To access an opt in/out link or resend an opt in/out email, navigate to the Rent reporting tab → click on a renter → Resend email.

Want to strengthen your community/property branding in applicant and renter communications? You can now set Boom emails to display your community/property name instead of your company name when communicating with renters.

Want BoomScreen to include detected income document fraud into the decision recommendation? If you are using rule-based criteria, you can now create a rule for “Income documents fraud risk detected.”

‍

To add this criteria setting, navigate to Screening settings → select a template → Criteria → select Rule-based recommendation → Add rule → Add condition → select Income documents fraud risk detected from the dropdown → choose Yes.

Want roommates and occupants to build credit through rent reporting? With your Yardi x Boom integration, BoomReport can now pull both tenants and roommates as eligible for rent reporting. 

We’ve made it easier to confirm renters’ on-time rent payments. You can know access PMS ledger data at the renter-level within the Rent reporting tab.

To view a renter’s ledger data, navigate to the Rent reporting tab → select a renter → click the PMS ledger tab.

If a rent payment was previously reported as “no data,” you can now change the status to “on time.” Right now, this is available for positive-only rent reporting.

To update a payment status, navigate to the Rent reporting tab → select a renter → scroll to the Rent reporting table → update the Payment status column using the dropdown menu.

Do you have a property in California or another state with specific rent reporting guidelines? You can now set default enrollment options, including state overrides, for renters you enroll in rent reporting (e.g., opt-in, opt-out, or required).

To set a default enrollment type and state overrides, go to the Rent reporting tab → Settings → select your preferred default enrollment type.

We’ve made it easier to set up and manage per property billing. You can now view all properties and their associated bank accounts in a single view, making it simple to link separate bank accounts for each property’s charges and payouts. Once enabled, you can connect existing accounts to properties or link new accounts as needed.

To set up per property billing, go to Settings → Billing → Billing configuration → select Per property.

BoomScreen now offers statewide criminal searches, giving you full coverage across all counties in a state with a single search. This option can be more cost-effective than running multiple county searches. Statewide searches are available in all states except CA, LA, NV, NH, OH, WV, WY. Once enabled, you can select whether to run statewide searches automatically or manually and select which states you want to run them for.

To turn on and configure statewide criminal searches, go to Screening settings → select a template → toggle on County criminal record search → toggle on Automatic search/Manual search → select statewide search for your selected states.

BoomScreen now lets you merge applications that share the same email address or phone number. This update gives you more flexibility to clean up duplicates and keep records accurate.

To merge applications, navigate to the Applications tab → select applications you want to merge → click Merge applications.

BoomScreen can now send email notifications to help you stay on top of applicant chat messages. If a new chat goes unread for five minutes, you’ll receive an email reminder, giving you time to check the message and avoiding unnecessary inbox clutter. This update streamlines applicant communications and ensures you never miss an important message from an applicant.

To turn on email notifications for new applicant chat messages, go to Settings → Notifications → toggle on “Notify me via email when an applicant sends a new chat message.”

When you request an IDV retry, BoomScreen automatically emails the applicant. You can now also copy the retry link and send it through another channel to encourage timely completion.

‍

To request an IDV retry, click into an application → Identity verification → Request retry. Applicants will be able to re-enter their data, upload new documents, and complete a new selfie check.

Looking for a way to organize applications that you want to revisit later? You can now place submitted applications “on hold.” This status pauses the application until you’re ready to resume it and make a decision. You can view and manage all “on hold” applications in the On hold tab of the applications table.

To put an application on hold, select a submitted application → … → Place on hold.

‍

To resume an application, select an on hold application → … → Resume.

You can now integrate your PetScreening account with BoomScreen to streamline the animal screening process for your leasing team and applicants. Once integrated, animal screening results will appear in the application report.

To enable the integration, go to Screening settings → select a template → toggle on Animal screening report → select PetScreening → input your PetScreening URL.

Need to export a list of renters with an active rent reporting status? Or send a list of all pending renters to a teammate? You can now download a CSV of renters (need to report, active, pending, unsubscribed, or all renters) directly from the rent reporting tab.

To download, navigate to the Rent reporting tab → select a filter (Need to report, Active, Pending, Unsubscribed, All) → Download CSV.

You can now hide questions entirely from the application process. This gives you even more control over the applicant experience by reducing unnecessary friction for questions that you don’t need. You can set questions as required, optional, or hidden in the following sections: emergency contacts, pets and service animals, and vehicles.

To edit the requirements for specific questions, go to Screening settings → select a template → Basic information → Emergency contacts/Pets and service animals/Vehicles.

You can now enable single sign-on (SSO) to log into the Boom platform using your company’s identity provider. This helps you meet internal security requirements and simplifies account access for your team.

In the rent reporting tab, you can now see additional details about your renters’ account status. If they are pending enrollment, BoomReport now shows whether the delay is due to pending opt in, pending opt out, or pending identity verification (IDV). This will help you determine if you or your team need to take any steps to move them forward in their enrollment process.

To view a renter’s account status, go to the Rent reporting tab.

You can now select how many years of housing history an applicant must provide.

‍

To configure, go to Screening settings → select a template → Self-reported housing history → Configure → General → Housing history timeframe. 

BoomScreen automatically nudges landlords who haven’t completed the rental history verification survey. In addition to the initial email at the time of submission, landlords receive reminders after 6, 24, and 48 hours as long as the survey remains incomplete.

To check the status of a survey, open an application → Self-reported housing history → Rental Verification Survey.

Do you need a copy of vet records or military identification? Is there another document you’d like to collect from applicants? You can now request a document upload as a response to a custom question.

To add a custom question to your application, go to Screening settings → select a template → Basic information → Additional questions → Ask applicant and select Document upload as the response type.

Did an applicant not receive their invite? Is there a typo in their email address? You can now resend an invite and, if necessary, update an applicant’s email. Please note: this is only applicable to applicants with an “Invited” status.

Click into an application → Applicants (X) → … → Resend invite. 

Need to share a screening report with a colleague or owner—without exposing personally identifiable information (PII)? You can now print a redacted version of an application in BoomScreen that excludes name, DOB, email, etc. This helps you collaborate securely and follow best practices for your applicants’ privacy.

To print, click into an application → Print application → Redacted version.

Want to refund only a portion of an application fee? You can now specify a refund amount that’s less than or equal to the total application fee. Partial refunds let you avoid eating the cost of screening service fees when issuing a refund. This gives you and your applicants more flexibility if anything changes during the application process.

To initiate a partial refund, click into an application → … → Refund application.

BoomScreen now saves a PDF copy of every decision email under Additional Documents in the application.

To access a decision email, open an application → Additional documents.

Admin users can now grant permission to view full SSNs. By default, BoomScreen shows only the last four digits.

‍

As an admin, you can manage access by navigating to Settings → Users.

Is there a typo in an applicant’s landlord details? Need to send a rental verification survey to a different email? You can change landlord details, including their email address, in an application’s Housing history section.

‍

If Rental history verification is on (Screening settings → Rental history verification) and you update a landlord’s email, you will be able to resend the survey using the Resend survey button.

To ensure applicants don’t miss a chat notification, BoomScreen sends them an email with a link to the chat.

You can limit requested move-in dates to a set number of days after application  submission or the unit’s availability date.

You can set this limit by going to Screening settings → Other settings → Move-in date.

Did an applicant’s identity verification fail? You can request an IDV retry to prompt applicants to re-enter their data, upload new documents, and complete a new selfie check.

To request, click into an application → Identity verification → Request retry.

BoomScreen can send you an email when someone starts an application.

‍

Enable this in Settings → Notifications.

BoomScreen provides an adverse action letter template with Washington-required language, conditions, date stamp, and signature.

Enable via Screening Settings → Adverse action → WA template.

Manage your screening templates at scale by grouping your properties by state, city, or zip code. BoomScreen will auto assign new properties to the appropriate group. You can also grant user access at the group level.

To set up, navigate to Property groups → Set up property groups.

Screening an applicant that lives (or lived) in Canada? BoomScreen now supports Canadian criminal background checks. Applicants with a Canadian address (from IDV, housing history, or credit report) will receive an email to attest their criminal history. Results will appear in the application’s National criminal report (CA) section or as a PDF under Additional Documents.

Enable the report via Screening Settings by toggling on the National criminal report (CA) in your template.

BoomScreen can generate CA-compliant detailed receipts for property managers to print and share with applicants, as per CA regulation. The receipt includes the applicant name, receipt date, application fee paid, application fee paid date, itemized screening expenses, and labor costs.

To access, click into an application → … → Print receipt).

Need to add a roommate to an occupied unit? You can now invite prospective roommates to apply without re-listing the unit. Create roommate-specific application templates and run a subset of screening services (e.g. identity verification, criminal background). When you invite an applicant, you will be able to select their role: applicant, occupant, or guarantor. 

To get started, go to Screening settings → Occupant → Allow occupants.
